A cottage right on the water, on an all-sports lake, with fifty feet of level frontage, listed under two hundred forty thousand dollars. Around here, that combination is not supposed to still exist. Most lakefront under $300K is either landlocked-adjacent, sitting on a steep bank you can't actually use, or hiding a project that eats the savings. This one is a real cottage on real frontage that you can walk straight down to the water from.
What surprised me was the peace-of-mind list. The roof is newer (2017, confirmed on the seller's disclosure). The plumbing and electrical have been updated, and the floorboards are newer too. The well water was tested in 2023 with no concerns, and the septic is being replaced and paid for by the seller before closing. That is a lot of the scary, expensive stuff already handled on a cottage at this price.
Then there is the part that is just nice. A good sleeping porch with the breeze coming right off the lake, and a deck looking out over Todd Lake, the kind of spots that are wasted on anything but morning coffee and watching the light change on the water. Some of the furnishings are negotiable, so it can be the rare place you close on and start using the same weekend. No HOA telling you what to do with any of it.
Todd Lake is all-sports, so this is not a sleepy no-wake pond. Boats, tubes, the whole summer. Fine is a listing. Thriving is the place it turns into. This is the second kind.
